Landlord Tenant Waste Law & Legal Definition

The tenant has the responsibility to keep the rental property clean, to properly dispose of waste, and shall not deliberately or negligently allow damage to the property. Moreover, most leases require the tenant to return the rental property to the landlord in a clean and habitable condition, except for "reasonable wear and tear," at the end of the lease term.

Notice is not required to terminate lease if the tenant at will commits waste. Moreover, a landlord can file a petition for emergency possession if the tenant has committed or threatens to commit waste to the rental unit.
