Ad coelum doctrine relates to the common law rule that a landlord owns everything below and above the land, up to the sky and below the earth to its core. This doctrine applies to all minerals in the land as well. This doctrine includes ownership of hard minerals such as coal, but not volatile minerals such as oil and gas.
