Partial zoning is a zoning that affects only a particular part of a municipality’s territory. Because such zoning ordinances are applicable to only a part of the entire area within the limits of the municipality, it often contradicts the comprehensive zoning plan and therefore usually becomes invalid. It is also known as partial zoning.
