Smart growth zoning district refers to a zoning district adopted by a city or town within which a developer may elect to develop a project. The development must be in accordance with requirements of the smart growth zoning district ordinance or requirements of the zoning district. Zoning district is a geographic area that is subject to municipal land use controls.
