Solar Easement Law and Legal Definition
A solar easement is an easement created for the purpose of protecting the dominant land’s exposure to direct sunlight. A solar easement prevents the servient land owner from constructing any building or other structure which would obstruct the dominant land owner’s use of direct sunlight or a solar-energy system. Most of the states in United States have enacted specific laws for recognizing and protecting solar easements.
