Nemo est heres viventis is a Latin term which means no one is the heir of a living person. Generally, a person's heir can be ascertained only at the time of his/her death; because until then his/her heir apparent may die or be disinherited. As such, an heir apparent has no legal or equitable interest in property that s/he expects to inherit until it actually devolves upon him/her.
